Whether this is your starter home or your dream retirement home, purchasing can be both exciting and sometimes somewhat daunting. My job as a REALTOR® is to make the process more enjoyable, less time-consuming and less expensive than if you were to handle the process on your own. From helping you establish your needs and desires to obtaining a mortgage and finding the right professionals to work with you through the closing, I will be beside you for every step.

To start
First you need to establish what you really want. A great place to start is with a list of your 'must haves'....but don't forget about your 'would love to haves' as well. Neighbourhood, school zone, amenities, style of home, number of bedrooms & bathrooms, yard space...all questions you will want to consider. Do you want a new home or a fixer upper...one level or stairs? I will help you focus on your particular needs and find the house that best fits them.

Next - Pre-Qualify for a Loan
Once you know what you want you will need to establish how best to pay for it! Your next step in the process is to contact a lender and get pre-qualified for a mortgage. This can be done online or over the phone in a few minutes. I can also refer you to an excellent mortgage professional with a track record for successfully acquiring loan approval for their clients.

Let's find your new home!
Once you are pre-qualified with a lender and have decided on the price range you feel comfortable with, I will help you find your new home. Using the many resources and technology available, I will help you pare down the multitude of listings. Through MLS and Royal LePage's Private Client Services system, I will match you with listings that meet your specified needs. I will then arrange to view the properties with you and give you my professional opinion on the home, its value and condition.

Ready to offer?
I will research the property and help you establish the best price. I will establish comparable listings in the area, research the Land Title Office documents, sales history, and more. Together we will prepare an Offer to Purchase that protects you and your interests. I will then negotiate the best possilbe deal on your behalf. Once we have negotiated the purchase, I will continue to work with you as the conditions are removed. Standard conditions can include securing financing, a satisfactory building inspection, reviewing strata documents, but may involve others specific to your purchase.

Closing the deal
I can help you retain the professionals you need to complete the purchase process, from a lawyer or notary public to a land surveyor. My role is to make the whole purchase process as stress-free and cost-efficient as possible, and most importantly, protecting your interests.
